Initial Consultation & Guidance

Let’s start with a conversation. You’ll meet with a Modern Residences advisor to talk about your home, your goals, and what you need. We’ll get to know you, answer your questions, and explain how we work and what our end-to-end approach looks like, so you have a clear understanding of what to expect and what comes next.

Parcel Evaluation & Site Assessment

Before you choose your home, we make sure it works for your lot. Our comprehensive site assessment looks at everything from slope and setbacks to utilities, soil conditions, and fire-zone requirements, giving you a clear understanding of what’s possible before you move forward.

Choose Your Home and Make It Yours

Choose from our collection of pre-approved home models, each designed with different lots and lifestyles in mind. Once you’ve found the right one, choose the finishes and level of detail that work for you:

Site-Specific Design & Engineering

Pre-approved doesn’t mean one-size-fits-all. We adapt your chosen home model to your specific property, incorporating the design and engineering requirements unique to your location and preparing the plans and documentation needed for permitting.

Managing the Permitting Process

With your home plans tailored to your property, we take care of the permitting process from submission through approval. We submit your plans to the appropriate building department, coordinate with the agencies involved, and manage plan-check comments and required revisions along the way.

Financing Support if Needed

If the funds you have available don’t fully cover the cost of your rebuild, MR CAPITAL may be able to help bridge the gap. Financing is available when you need it—it’s not required if your project is already fully funded.
Step 7

The Construction of Your New Home

Our Fast-Track Precast Concrete System changes how your home is built. While our team gets your property ready with site preparation, grading, excavation, and foundation work, we manufacture your home’s Precast Concrete Shell at our Redlands plant. Once the site and Precast Shell are ready, we deliver the shell components to your property and carefully assemble them to create the structure of your new home.
From there, the rest of the build takes shape. Our team coordinates the crews and trades working on your home, managing everything from plumbing, electrical, and mechanical systems to exterior work, interiors, finishes, and final details. We stay on top of the work throughout construction so everything comes together as planned, leaving your home ready for final inspections and approvals.

Final Inspections & Approvals

With construction complete, we coordinate the required inspections and conduct our own walkthrough of the home first. We address any remaining punch-list items before your final walkthrough, so your home is ready for final approval.
Step 9

Your Home Is Complete & Ready for You!

After everything that goes into a rebuild, this is where it all comes together. Your home is finished, fully inspected, and ready for move-in. We walk you through the finished home, show you how its systems work, and hand over the documentation you’ll need.
From your first consultation to the day you move in, Modern Residences manages the entire rebuild as a turnkey solution, coordinating the teams, trades, and details at every stage so you have one team responsible for bringing it all together.

Every MODERN RESIDENCES home is built around a structural Precast Concrete Shell, manufactured in our own Redlands plant and erected directly on your site. It's the reason your home doesn't wait on stick-by-stick framing: while a conventional rebuild is still waiting on lumber and crews, your shell is already being built, in parallel with permitting and site prep, not after it.
